Searching for a Property
Where to Look
Thankfully, the days of having to traipse around looking at real estate windows are long gone. These days it is far easier to find all the new listings on the market by doing an online search. This is by far the most efficient and thorough method - it also enables you to do price comparisons for properties in the areas you are interested in purchasing in.
Free local papers, such as Quest, and the weekend print runs of national newspapers, such as the Courier Mail, also contain a real estate section with times for open homes. You can also register with the Coronis Buyer’s Club Your details and property requirements are kept on file and as soon as suitable properties come onto the market, you are notified instantly.
Arranging Inspections
Time is often of the essence so, when you find a property - or properties - that you are interested in viewing, contact the agent(s) immediately. Allocate a reasonable amount of time for each one. If a property appeals to you, spend as much time as you can getting a feel for it and establishing as many details about the property as possible from the agent. On the other hand, if it doesn’t appeal to you, move on to the next one before another buyer gets there first!
Making an Offer
So, you’ve found the perfect property; suddenly everything becomes real. This is a fantastic feeling so act fast if you want to make an offer. Your agent will guide you through the contract. Make sure you are clear about everything that’s in it and don’t be afraid of asking questions, or seeking further advice, if you are not.
Once you have filled out and signed the contract your agent will contact the owner and let them know. As soon as your agent has established whether or not the owner will accept your offer, they will contact you. This is often a nail biting time but try not to get too excited, it is possible that the owner will need a little time to think things through, especially if they have received more than one offer. If the owner turns your offer down, you can sign another contract offering more money or changing conditions. Again, your agent will guide you through this process.
If you are not successful, it can be very disappointing but don’t lose heart. There are many more properties out there, so be patient and keep looking. Chances are you’ll find an even better one!
