With over 188 suburbs in Brisbane, this hidden gem kept a low profile, but as it appears, it has growing potential for property investors. Being just over 10km from Brisbane CBD, Bridgeman Downs has a lot to offer.

Apart from a great distance from Brisbane CBD, the suburb is saturated between the city centre and North Lakes shopping district, IKEA, and Costco as well as Redcliffe. It is also around 10-minute drive away from Westfield Chermside, making it well-connected with some of Brisbane's major shopping and leisure destinations. Bridgeman Downs is also mesmerising locals and visitors alike with beautiful Albany Creek Memorial Park. With such a convenient distance from major hotspots, it's not a surprise that the area is up-and-coming. 

In the past two years, the rental vacancy rate had dropped from 4.5 per cent in November 2016 to 3.1 per cent in November 2019, and rental price for units has increased by further 4 per cent as well, making the average price for Bridgeman Downs' units $420,500, and average rent $460 per week.

The price increase comes from the area being already built-up with little room for further developments, which makes the property supply limited. The demand is also booming, with suburb population growing by 13.4 per cent and reaching over 8,440 residents in the past five years. Rising rents, growing population, and tightening vacancies equal investment growth potential for property investors.
